Valmiera Municipality invites Latvian and foreign investors to seize a unique opportunity for business development and manufacturing expansion! An auction of building rights has been announced for a 12.47 ha land plot portion within the “Valmiera Industrial Park” real estate property. Applicants can submit applications for participation in the auction until October 30, 2026, at 12:00 PM, while the building rights auction will take place on November 11, 2026, at 10:00 AM.
This is the last remaining land plot with available building rights in the nationally significant Valmiera Industrial Park, where all necessary public and logistics infrastructure has been fully completed. The park already brings together strong anchor investors, such as SIA “PATA Board” and SIA “Fibenol Latvia”, creating a favourable ecosystem for smart specialization and high value-added manufacturing companies.
Fully developed, modern infrastructure for business growth
Under the project “Development of Valmiera Industrial Park” (No. 3.1.1.i.0/1/23/A/CFLA/008), implemented with EUR 20 million funding from the European Recovery Fund, the entire area of the park is fully landscaped and prepared for immediate investment attraction:
- Reconstructed access roads and logistics hub: Access roads to Valmiera Industrial Park have been fully renovated and reconstructed, ensuring convenient and safe access to regional and national highways. A 4.6 ha cargo loading and unloading yard with a 60-tonne load capacity, as well as illuminated parking lots for heavy and light vehicles, has also been built.
- Constructed railway connection: An internal railway network and a spur track with a direct connection to public railway infrastructure (1520 mm track gauge, providing capacity for up to 46 wagons) have been built in the park, providing direct access to Baltic ports and logistics corridors.
- High-capacity power grid and utility supply: Main water supply and sewerage networks have been constructed and connected in the area. Industrial power connection is provided with a capacity of 15 MW and 9.8 MW generation volume, which can be increased up to 100 MW by the tenant as needed.
- Financial incentives for investors: The building rights agreement can be concluded for a period ranging from 45 to 70 years (depending on the investment volume). For the first 24 months, a reduced building rights fee of 50% is applied, as well as a 90% real estate tax reduction until the industrial production building is commissioned.
